In a move that paves the way for future commerce, the Planning & Zoning Commission recently approved a major rezoning for a 43.59-acre site located just north of St. Lucie Boulevard, near the Treasure Coast International Airport.
Streamlining the District
The property, owned by Dickerson Infrastructure, was previously a patchwork of “Commercial Office” and “Industrial Extraction” (a remnant of the site’s history as a sand pit). The board’s decision to rezone the entire tract to Industrial Light (IL) provides the property with a uniform identity, making it far more attractive for modern warehousing, light manufacturing, and wholesale distribution centers.
Why the Airport Corridor?
The airport overlay zone is one of the most strategic areas in the county for industrial development. With immediate access to the regional transportation network and the ongoing expansion of the airport’s capabilities, this corridor offers the logistics-friendly environment that modern businesses demand.
Balancing Growth with the Neighbors
While the rezone was approved unanimously, it was not without discussion regarding the residential neighborhood located directly to the south. Staff confirmed that any future development on the site will be required to meet strict buffering and screening standards to ensure that the industrial activities don’t infringe on the adjacent homes.
