In September 2024, Saint Lucie County’s single-family home market displayed some notable trends. Closed sales reached 420, representing an 11% decrease compared to the same time last year. Meanwhile, the median sale price rose by 2% year-over-year, bringing the typical single-family home price to $402,450.
Active inventory saw a substantial increase, up 59% from a year ago, with 2,235 properties available on the market. Despite this increase in inventory, the total dollar volume of sales dropped by 9.5%, totaling $178 million in sales for the month.
The number of new listings added in September was 631, a slight increase of 1.3% compared to last year. However, new pending sales were down, with 454 contracts signed, a 7.3% decline from the previous year.
Overall, these numbers highlight a market with growing inventory and a modest rise in sale prices but a decrease in total sales and pending transactions, suggesting potential shifts in buyer demand or market conditions in Saint Lucie County’s single-family home sector.
