To be classified as an “Innovative Residential Development” under City Code Section 125-243, the developer obtained a conditional use permit. This designation allows for two additional units per acre, bringing the development’s density to twelve units per acre. Notably, the plans include space for potential future buildings, which could be added if the County’s Area Transit System establishes a nearby transit stop. This flexibility aligns with the Comprehensive Plan Policy 1.1.5, which offers a density bonus for developments within a quarter mile of a rail station, multimodal transit center, or transit stop.
The site was purchased for $5,500,000 on 8/15/2022.
